We are a fast-growing boutique Property Consulting firm and Management Agent based in Cambridge and surrounding areas, specialising in Houses of Multiple Occupation (HMOs) and more complicated lets. Due to the rapid increase in the number of clients and new refurbishment projects that we are taking on, we are now looking for a full-time Junior Project Coordinator to join our team immediately.Many of our clients rely on our professional advice on their choice and purchase of investment properties, their refurbishment projects to turn these properties into high-yield rental houses, their furnishing and setting-up of the rental accommodation services, and the ongoing management of their property portfolios. You will be playing a crucial role in the refurbishment projects as the central hub for projects, bridging the gap between main contractors, site teams, managers, clients and stakeholders to ensure projects finish on time and within budget.The key responsibilities of this Junior Construction Project Coordinator include: 1. Project Management and Coordination (70% of your role)
  • Documentation Control:
  • Manage project files, contracts, permits, and ensuring all site documentation is accurate and up-to-date;
  • Support the architect and planning consultants in planning applications;
  • apply for property licences and Building Control where necessary;
  • Scheduling and Planning: Assisting in creating and maintaining project timelines, schedules, and workflows.
  • Communication & Liaison: Acting as the main point of contact between site managers, contractors, suppliers, and client stakeholders.
  • Supervision and Resource Coordination: Tracking site materials, managing logistics, and ensuring resources are available when needed.
  • Financial Administration: Supporting the project manager by processing invoices, tracking costs, and assisting with budgeting.
  • Compliance & Health & Safety: Ensuring all work complies with UK building regulations and health and safety legislation.

2. Interior Design and Staging (10% of your role)
  • Design interior layout and furniture packs;
  • Physically stage and dress properties before final sign-off and viewings.

3. Letting statement and NRLS tax (10% of your role)
  • Produce monthly lettings statements for some properties;
  • Prepare NRLS tax statements and certificates for overseas landlords.

4. Lettings and Tenancy Management (10% of the role)
  • Support our Lettings Manager in viewings and tenancy paperwork at particularly busy times;
  • Support the Lettings Manager and Maintenance Manager in property inspections and liaising with landlords/clients at particularly busy times.

In addition to the tasks described above, the job holder may be required to carry out other duties as may reasonably be required from time to time.You don’t need to have prior experience to apply for this role, as you will be heavily tutored and get hands-on support and mentoring to grow into the job.We offer plenty of development opportunities within the residential property industry, including property development, refurbishment, letting & management etc. You will have great exposure into all aspects of this field and support with your next steps on your career progression ladder and your endeavour to obtain professional qualifications.Required skills:
  • Passion for construction and residential refurbishment/development.
  • Proficiency in project management software and spreadsheets (e.g., Microsoft Office, MS Project).
  • Strong communication and organisational skills.
  • Excellent organisational skills.
  • Strong self motivation and autonomy.
  • A full UK driving licence and own car desirable.

Job type:
  • Full-time. 40 hours per week.

Job location:
  • Cambridge.
  • You must live within 30 minutes of commuting distance from Cambridge.

Probation period:
  • 6 months.

Salary:
  • £26,000 – £30,000 pa based on experience

Reporting line:
  • Reports directly to the company director
